Framed Bathroom Mirror

Hi Everyone! Well, we're down to the last couple of weekends, and we will be listing our house with the Realtor this evening. To say we are glad all the work is almost over is beyond an understatement. We've had to be working on this house every weekend for the last six months, and we're so pleased at how it's turned out. We've invested lot's of money in updates, and extras to hopefully give us an edge in the market. Home sales in our area have finally turned around, and last month was the highest volume of homes sold in the last quite a few years. Not only sold, but prices are rebounding, so good news for us as sellers!

We still won't recover all the money we paid for it back in 2003, (highest prices in forever) and on top of that we've put over $25,000 into it in updates. But it's still much better than it would have been even a couple of years ago. We lived with some issues that we should have tackled over the years. But you know how it is...you're busy, and all the little things and repairs take a back seat to the more important things in life.




When we moved in I was pretty unhappy with the condition of the mirrors in a couple of the bathrooms. We had removed one humongous wall mirror over the bar, only to have problems with covering up the mega holes, torn wallboard, and gouges. So we just lived with the mirrors. Problem was that over the years, splashed water and humidity had caused the silver to disintegrate on the outer edges of the mirrors. Now, I love that look on antique mirrors, but in an updated bath?...not so much.



So we explored options for removing, covering up, repairing etc, and during one of my "Google-ing" sessions read this blog post from Rhoda over at Southern Hospitality. She had successfully "framed" a few of her bathroom mirrors for a very modest investment, and a little elbow grease.



We found our MDF white molding at Lowes in the 2 and 1/2 inch size, and some corner rosettes that we needed to paint white to match. I had to do a light coat of white trim paint to cover up some problems that taping caused, but we love how they turned out. 



Rhoda used a glue gun, but we had some of this DAP Sealant that worked perfectly. We just put some masking tape up for 24 hours to make sure it held.






We started at the bottom and worked our way to the top of the mirror.

So thank you Rhoda! we followed her instructions and found a wonderful "fix" 
on something that definitely had had us scratching our heads for all these years.

We're heading to St. Louis for my doctor's appointments soon, and we need to focus on whatever is waiting for me there.

  1. So glad you are winding down with the home repairs and getting on to the next stage. We all put off much needed repairs. I know I do. Just getting around to replacing a chimney that should have been done years ago. Some repairs are like underwear - necessary, but no one sees the money you spent on them, so they are easy to put off.
    Praying your doctor appointment goes well. I know you've had more than enough on your plate these days and praying God's peace on you.

    First of all congrats on getting the house ready to list. What an undertaking and I hope it will sell fast for you. The mirror looks great and what a great easy fix to make the outdated mirror look fabulous. Love it. Just wanted to wish you well as you travel to see the doctor.     The frame looks great. I want to frame my bathroom mirrors - someday. Lots I need to get done here, as know I will eventually have to move - climbing stairs are becoming an issue.

  6. Fingers crossed on a quick sale, Debra! The frame looks great. This seems to be the week for framed bathroom mirror posts. I definitely have this on my list of things I want to do in our master bathroom. It is such a long wall mirror and a frame would really help the look of it, I think. I am pinning yours, just like I did the others, to show hubby.

  11. I've wanted to do this in our master bath for years. But I'm not as talented as you - I want to order the frame from a company that custom makes them:) But like you said, life keeps getting in the way. I so hope you have a quick sale. We are having trouble selling our house and it has been very stressful. We, too, bought it in 2004 for top dollar, and will never get back what we paid for it plus the cost of our major improvements.   13. Love your mirror! Good luck on your move Debra! I'm a Realtor and prices in my market have been out of control for the last two years. We sold out big house last August (my architect husband designed and built 25 years ago). We had to do lots of upgrading too, but it really paid off. We got full price the day of Broker Tour with a 3-month rent-back. We love our new (half the size) home in a newer pud. I can manage the gardening now which I love to do. It was great to down-size! Hope you will find a new home you love too!

  19. Ugh...don't you hate having to not only do these chores, but to NOT have the benefit of their being completed (when you really wanted them done all along while living there?). So glad for you that you've gotten done what you wanted to, but I so hope this doesn't happen to me whenever the time comes....maybe I'll just stay forever put and they can just bury me in the garden with all my plants. Still, I'll remember posts like this because I'm pinning!

  22. debra I can relate so much to all the little sprucing up projects that suddenly come up when you're getting the house ready for sale. It seems like I was busy for quite awhile.   23. We all wish for a quick good sale . I am thinking off selling my house and moving south and rent an apartment.
    The mirror of course looks so much better , Glad to hear the houses are selling good in your area . On my street 3 house have been for sale since early spring, I do live in an older neighborhood.
    Dr appointment are on all our lists and especially yours with your serious problem
